💥 The Difference in Simple Terms
Think of the BLR and BR as the foundation on which your loan interest is built.

1. The Old Way: BLR (Base Lending Rate)

>Used for loans before January 2015.
>The rate was largely set by the Central Bank (BNM), meaning it was usually the same across all banks.
>Your final interest rate was calculated as: BLR - a variable 'Discount'
>The catch? Transparency was low. It was hard to see the bank's true cost and profit margin because they were hidden in that 'discount'.

2. The New Way: BR (Base Rate)

>Used for loans between January 2015 and July 2022.
>The rate is set by the individual Bank, reflecting its own efficiency and cost of funds.
>Your final interest rate is calculated as: BR} + a clear 'Spread'
>The benefit? Transparency is high! Banks must clearly show their Spread (which is their profit margin and risk charge). This made it easier for you to compare offers—the bank with the lowest 'Spread' was the better deal!🎯

No matter which system your loan uses (BLR or BR), the only number that truly matters is the Effective Lending Rate (ELR)—this is the actual, final interest rate you pay every month!
Knowing the difference empowers you to understand the history and structure of your loan's interest rate.

🛑 BUMI DISCOUNT is NOT the same as MALAY RESERVE LAND! Know the crucial difference before you buy.

1️⃣ BUMI DISCOUNT (Price & Quota)
• What it is: A mandatory price reduction (typically 5%–15%) offered by developers for new properties.

• Applies to: Bumi Lots (units in a new development reserved for Bumiputera buyers).

• Who can buy: Bumiputera (includes Malays, Sabahans, Sarawakians, and Orang Asli).

• Restriction Type: A quota requirement for developers and a discount incentive for buyers.

• Can it be sold to non-Bumi? Yes, but the process is difficult, lengthy, and requires State Authority consent, often involving a penalty payment (reimbursing the original discount).

2️⃣ MALAY RESERVE LAND (MRL - Tanah Rizab Melayu)
• What it is: A specific class of land with permanent, deep-seated legal restrictions on ownership.

• Applies to: The land title itself, regardless of the property built on it.

• Who can buy: Malays only (the definition is often stricter than 'Bumiputera,' sometimes excluding non-Malay Muslims, depending on the State Enactment).

• Restriction Type: A permanent ownership restriction governed by the Malay Reservation Enactment.

• Can it be sold to non-Malay? The law strictly prohibits sale or transfer to non-Malays. Releasing the land requires declaring an equivalent replacement land, a process rarely approved.

➡️ KEY DIFFERENCE: The Bumi Discount deals with the price of a unit within a development, while Malay Reserve Land deals with the legal ownership of the land itself.
