I think it is safe to say, goodbye to snow, however I remember golfing with Steve opening weekend of fishing and it snowed on us. With that said, storm season is just around the corner. Good news I'm here to help all of you if you have hail, wind or other storm damage. Secondly, know your insurance coverage. Insurance companies say, ask your contractor for their license, see if they are insured and standing with the state of MN or BBB. I can provide all that information and you should ask for these things. Ask your insurance company if you have full replacement coverage or, what is called ACV coverage. Full replacement coverage the insurance will pay to replace the roof minus the deductible, which is the home owner responsibility. ACV coverage, the home owner is still responsible for the deductible and then also the depreciation of the roof. So say you have a 30 year shingle roof with $1000.00 deductible, your roof is ten years old meaning you would be responsible for 33% of the replacement costs. So let's say your roof cost $20,000 to replace, if you have full replacement coverage, RCV, your responsible is $1000.00 and insurance company $19,000. With ACV coverage, you the homeowner will be responsible for $7600.00 and insurance company responsibility would be$12,400. They will say it will save you money, double check what you save per month and how many years does it take to get to $6600.00. If you saved $60.00 a month, it will take over 9 years to recoup your money, bottom line, know what you have for coverage.
