On Wednesday, July 26th, we lowered the price of our Steger home from $259,900.00 to $249,900.00. On Thursday, we received an offer. On Friday evening, there was a 2nd showing. On Saturday morning, we received a 2nd offer. The 2nd offer was better than the 1st. We hadn't signed a contract with the 1st offer yet. We had to tell both parties we were in a multiple offer situation and we were asking for each parties best and final offer. In the mean time, we had an open house on Saturday, July 29th and we had 10 showings during that open house. Alan gave his business card to everyone who came to our open house. Saturday evening, Alan told the people who presented the 1st offer they did not have the best offer and we are going to sell this home to the people who presented the 2nd offer. The agent who was representing the people who presented us with the 1st offer tried to improve there offer, then, but, they were too late. Next, Alan called the agent who is representing the party who presented the 2nd offer. He told that Agent that his clients presented the winning offer. We all signed the contract last night. The winning offer was for $250,000.00, with a conventional loan. Today, Sunday, July 30th, we had another open house from 1:00 p.m. to 4:00 p.m. We had 9 different parties look at this home today. The last family that looked at it told us they would have their agent present us with an offer. Alan told that family and many of the other people who looked at it today that we signed a contract last night agreeing to sell it to someone else, but, about 30% of all real estate contracts get cancelled.
