The new clients you meet TODAY, will likely close NEXT YEAR.

That’s why I do my yearly planning NOW, rather than wait until December or Jan 1st.

Because if I wait until December… I can’t make any changes to have a different outcome in January, possibly even February…

Causing me to be behind from the start.

So my advice is…

Grab a PSL or a glass of wine this week and take a few hours to:
-Reflect on this past year. Did you hit your goals? What worked? What didn’t?
-Present: where are you in your business now. What areas need improving?
-Future: what are your 2023 goals? Where do you want to grow and what are you going to do differently to get there?

And my favorite… what CLIENT EVENTS will you plan for next year?

If you were to do 2 client events this year...

The STRATEGY behind successful real estate events is to be top of mind so when a past client or sphere is having a convo with someone who mentions they're thinking of moving... you come up.

So my recommendation is to do 2 client events a year.

What would that look like?

1 in the summer and the other around the holidays.

Both are times when people are getting together.

And talking about real estate.

Not to mention, a slow down in most markets.

Which makes it the perfect time for you to plan an event.

One idea? An ice cream social 🍦

It's super simple - team up with a local ice cream shop & set a date and time for your clients to come get an ice cream.

It's family friendly and who doesn't love ice cream?!

What can client events do for YOU❓ (Yes, even during COVID!)

As I shared in my last post (and from my own experience), client events are the magical lead gen method that hits on every. single. level. of the 7 levels of communication - which means it's a SUUUUPER effective way to reach your clients.

But here's a few more reasons why client events are seriously the best:

1️⃣ Establishes you as an authority figure
When you bring people together and/or speak in front of a group of people, you're automatically seen as an expert in real estate. Even if they've never met you. And even if you've never sold a home.

2️⃣ Be known in the community
You can become a community influencer by getting your face out within your community. Be known as the local realtor and hello, new clients!

3️⃣ Create (and continue) genuine relationships
When you're doing something nice, like say offering free family photos in the park, it's continuing the relationships you already have.

And it opens the door to have a conversation, a catch up, and real estate WILL always come up.

One of my secrets about events?

The event is just an excuse to talk to people.

Whether on the phone inviting them to the event or face-to-face (masked up, of course) at the event.

4️⃣ Stay top of mind
If you're doing events on a regular basis, you'll stay top of mind throughout the year.

Which means when someone at work or in the school pickup line mentions they're thinking of moving, they think of you right away.

Here's a fun stat: 💯% of people know at least one person who will be moving this year.

And if your only database & past client strategy is a holiday card, there's a good chance they're not thinking of you in July.

The easiest, most genuine (aka not annoying) way to stay top of mind throughout the year is to invite your clients to events.

5️⃣ Power of reciprocity
It's human nature to want to give when you've received something.

And in this case, you train your clients to give you referrals.

Because you are NOT a party planner.

You run a business and with the right strategies, you can get referrals & repeat business in return with client events.

Don't worry, this isn't a pop quiz!

Whether you're familiar or not, here's the recap:

1️⃣. The book was written by a real estate agent who runs his business based on referrals. (So clearly he knows what he's talking about)

2️⃣. And in the book, he shares 7️⃣ levels - from least effective (or informational only) forms of communication to most effective (and most influential) forms of communication.

‼️ And the most effective?

1-on-1 communication.

Ok, not surprising at all.

➡️. But let's take a look at our businesses - if you're focusing on running ads or posting Just Listed shots on social media, you're not really effectively reaching out to anyone.

Sure, they're aware you exist.

But will that make them use you as their Realtor?

Or better yet, refer you to a friend who's looking to buy?

That would be no.

➡️. But what if you were able to hit on the informational zone AND influential zone all at once?

Without really spending any extra time? ⏰

If you want to build a referral based business, the FIRST step is to get clear on your ideal client.

Sounds great, right?

I want you to narrow your focus on who you want to work with.

Now, I know what you're thinking - but why would I exclude other types of buyers or sellers?

Because when you FOCUS on a specific type of client (such as a first time home buyer or a specific neighborhood), you will attract MORE of these people.

Yes my friend, you will be seen as an EXPERT.

And the people you already know (who will be sending you those referrals) will SEE that you are an expert in that area.

That's how you get more referrals.

And honestly, it'll make you a happier agent.

Because you'll be working with clients you ACTUALLY like.

And like attracts like.

So they will refer you to their friends who you will also like.
