"Only about 30% as many residential plans are being submitted for approval than 15 years ago. Even fewer houses likely to be built because of a high interest rate environment. An additional constraint will be the effect of inflation on building costs. Sadly, Government spend on housing has decreased by 20% over the last 10 years." - John Loos, Economist, First National Bank.

Erwin Rode, the CEO at Rode and Associates forecasts at least 3 more years of decline in total property returns in South Africa. Mainly because of high interest rates and poor economic conditions.
