The neighbourhood doesn't have to be car free, but if you can keep cars away from your immediate driveway it helps give a cleaner and clearer impression of what you want people to be looking at - the home.

There are not many local real estate agents using video in Mackay. The ones who do are typically setting up a simple slideshow from still images.

While this can certainly help, the media that really intrigues viewers is a great walk-through video.

In a walk-through video the viewers sees and connects to you. You introduce the house and literally take them on a walk-through of the place, giving them an online tour to pique their interest. If we can add drone footage you also get a bird's eye view of the property and local area to further enhance the property's appeal to potential buyers.

Walkthrough videos are my specialty when it comes to real estate. If I get busy and need a back up I'll book in a trusted photography colleague so I can concentrate on what I really shine in.

Nobody needs to see your dirty laundry being aired!

While a strategically placed pair of slippers can help make a room look homey, and it's ok to see clothes hanging up in a walk-in-robe, noone wants to see a pile of laundry messing up the room. We've had to digitally edit out underwear that people left laying around on walkthroughs before. It's much more efficient to do a tidy up before the cameras arrive.

I love taking photos and shooting videos. But to be honest, my favourite toy is the drone. It's great for getting sweeping views of your property and the surrounding location, and can even be used to show off feature areas of your property.

Note that drone use is restricted in some areas. But where it's available it's a great feature to add to your real estate videos.

Why Video: Because it generates more views, captures attention and gives viewers a clearer insight into the property.

This is an example video created from still photos. This type of video is a cheaper, and easier to create, hence it is the most common type of video used by real estate promotions when video is used.

It's effectively a slideshow, however beefed it up a little with a sleep intro, outro and details of the property.

While even a simple video like this can boost your presentation, it's even more powerful to create a video walkthrough and provide additional video informaiton to further facilitate presentation of the property within the region.

We'll dig further into this as we progress.

That said, even these slideshow type videos serve a purpose. They are great for lower budget sales in locations where videography only gives a limited boost, property reels where you are showcasing a number of properties or promoting upcoming open homes.
