Waterproofing and water-related defects cost Australia $4 billion annually. These issues are the most common building problems across the country. The Acil Allen Impact Analysis report (February 2024) highlights this significant financial impact.
Why are these defects so prevalent?
Lack of Awareness and Training: Many in the construction industry see waterproofing as minor, often leaving critical details off plans. Many tradespeople have never read the relevant Australian standards, learning on the job or through brief manufacturer training.
Inadequate Compliance: Australian standards are minimum requirements, but many installations don't meet them. Proper understanding and adherence to these standards are crucial.
Multistage Inspection Process:
Design Review: Engage a waterproofing consultant to ensure designs are functional, compliant, and buildable. Clear detailing on plans is essential to avoid failures.
Product Compliance: Use tested and compatible products. Mixing different products can lead to failures and void warranties.
Substrate Compatibility and Preparation: Ensure substrates are correctly installed and compatible with the waterproofing membrane. The membrane should not be used to fix poor substrate workmanship.
Waterproofing Membrane Installation: Follow product data sheets for correct application, including moisture content, primers, fillets, bond breakers, and membrane thickness.
Monitoring and Testing: Implement a quality control plan with checkpoints, photos, and hold points. This ensures each step is completed correctly and provides evidence of work done.
Post-Installation Testing: Conduct tests like flood testing, electronic leak detection, and dry film thickness testing. Document and repair any defects before proceeding.
Protection and Handover: Protect the membrane from damage during subsequent work. Implement barricades and protection measures to prevent contamination and damage.
