One of the best possible locations in North Norfolk - central Holt - highly sought after. Gorgeous and huge house (over 2,000 sq ft), very warm due to new powerful central heating system, lovingly and tastefully restored, with no expense spared. Zoffany and Willam Morris wallpapers, Farrow and Ball paints, antique furniture, brass, marble and granite. Our accountants tell us that we spent £165k on

restoration and fittings, this is not counting the value of slave labour used (friends and family). Nearly 2 acre garden, with huge formal lawn and a play area with a large trampoline and table tennis. Wireless broadband, modern plasma 42" TV with freesat, selection of videos, books, board games etc
Modern large kitchen with John Lewis appliances, full selection of cooking utensils. If anything is missing for your cooking needs (very unlikely) - tell us and we will provide it there and then. Excellent value for money, as we do bookings directly which allows us to save costs, unlike most cottages who have to pay the agency overhead. There is enough sleeping space for up to 12 people (plus two guest beds).

The Lawns House is changing. We are creating a self-contained apartment on the ground floor, by adding a hideaway bed in the Dining room. This will allow for flexibility, so that couples or couples with kids can stay just on the ground floor, at a lower price than renting the whole place. Dogs will also be allowed.

The first floor will be closed off to the smaller groups.

When the larger groups book the whole place, they will have a dining room, a proper bed downstairs, and access to both floors, which makes the best of all worlds.

The Lawns House Apartment will come with access to the grounds, the option of the hot tub, a ceramic barbecue etc etc, but will be priced so that it is constantly busy, as the costs will be quite low.

Prices for larger groups will reflect the running costs of the place, and so will go up from what they are now. We won't be reliant on this stream of income so will be able to negotiate higher prices. We will be content with a much-reduced number of larger group bookings, but with higher prices contributing in full to the costs of running the place.

We expect the House Apartment will be ready very soon, and are very excited about the change.

Some small additions to the Apartment - I always wanted to add a proper Bonsai tree, and have finally found one that I like. We are also experimenting with the introduction of mood lighting before we go all in and upgrade the uplighters in the ceiling.

We have just ordered a 50" Samsung The Frame (2020) QLED Art Mode TV, and a new leather sofa bed for the sitting room! The TV should be installed in the next couple of weeks, the sofa bed will take some 3 months to arrive. With repainting throughout with Farrow & Ball paints, The Lawns House has received a boost of modernity and style. Can't wait to show it off to our guests!

How are you, our dear guests? We would like to say that we are alive and can't wait to welcome you back. We are using the current break to repaint the Lawns House inside and out and upgrade some bits, so it is better than ever when we open again! Our calendar is filling in fast, so don't leave it too late to book.
