After standing empty for nine years, Grassfield Hall had suffered flooding and wet and dry rot. It needed part of the roof replacing and all the original features, including every last fireplace, had now gone, some of the upstairs floorboards were no longer in place, the staircases had been removed and most of the windows and doors had been taken out and boarded up. The house was now just an empty shell. The once beautifully landscaped gardens had become completely overgrown and Grassfield Hall could no longer be seen from the roadside.

In 2010, we found and fell in love with Grassfield Hall. We bought the derelict building with plans to restore it to its former glory. After working tirelessly on the project for 4 full years, in 2014 we opened part of the building as a successful Bed and Breakfast venue. It wasn’t until 2017 that we fully opened Grassfield Hall as a luxury holiday home rental and events venue.

From 1939 until 1945, during the war, the Grassfield Estate was used by the Military. The 69th Field Artillery were based here to protect the reservoir and used the house for document storage. After this, the house was turned into apartments for a short while, but then changed its use in 1975 when it was bought by a family who ran it successfully as a Country House Hotel. They sold the business to another family in 1988, who continued to run it as a hotel. It was the hub of the local community for many years, however, it finally closed its doors in 2001.

Grassfield Hall was originally built in 1801 by entrepreneur Teasdale Hanley Hutchinson who leased and managed the local lead mines in the area. The house was built to stand proudly on the edge of Pateley Bridge, with spectacular scenery surrounding it.

In 1810 Teasdale moved into the house with his wife Elizabeth and their first son Hanley was born just a year later. Teasdale remained at Grassfield until 1845 when he died aged 77, leaving the house to Hanley. He lived in the house until 1883 when the Grassfield Estate was sold to John Yorke of the Bewerley Estate. Hanley then moved out of the house, which he said was 'too big and lonely for him'. He spent the remaining few years of his life in Ripon.�

Whilst owned by the Yorke family, the first Pateley Bridge Agricultural Show was held on the Grassfield Estate in 1895, before moving to its current location on the Pateley Bridge Showground.

It’s officially been 10 years since we originally opened part of the newly renovated Grassfield Hall as a Bed & Breakfast in 2014 and we want to also take this opportunity to thank everyone who’s been a part of our extraordinary journey - whether as a visitor, a brief or groom, a supplier, contractor or employee! We couldn’t have done it without you!

Today we had an extremely special guest come to visit!

Susan lived here at Grassfield Hall as a teenager in the 1960’s and had asked if she could come and see her old home and how it had been transformed.

Back then, the house was split into 3 apartments and Susan’s bedroom was on the top floor - were our Attic Suite is now located!

We loved walking round together and discussing all the things that we had done to restore the hall and comparing it to how it was then.

Susan also brought along some old photos, which we thought would be fun to re-create today so we could compare and look back with fond memories!

Thanks so much for coming Susan (add tag here) we hoped you loved your visit as much as we did!

Well, as part of our June wellness retreat weekend, we’ve partnered with for a morning of wild swimming in a beautiful spot just a stone’s throw away from us.

We will walk down to the river together and discuss all things wild swimming on the way. We will explore safe entry and exits, water quality, cold water, the benefits and much more before we change and swim together. It will be a leisurely head-up breaststroke activity so we can chat and enjoy the view.

After our swim, we will warm up, get changed and enjoy some nutritious treats together on the river bank.

Our partnership with Michelin-star chef means your stay at Grassfield Hall can be even more special with gourmet fine dining and 5-star service.

Classic French cuisine is Simon’s mainstay, but his cooking is also highly contemporary. With over 40 years experience in some of the UK’s most outstanding restaurants and venues, he is a multiple award-winning chef who held a Michelin star for two decades.

The House and the Homers...

We are not sure whether we found Grassfield Hall or Grassfield Hall found us! We were both working shifts and had young children, which didn't always work well, so we were open to the idea of changing our lifestyle. We knew that giving up our careers, selling our house and taking on a major restoration project wasn't going to be easy, but we were ready for change. We both grew up in the hospitality industry, plus we had a history of property renovation, so we knew what we were getting ourselves into, or so we told ourselves. I had spent 16 years as cabin crew and 8 of those as a safety trainer. I've always felt very lucky as it was my dream job and giving it up didn't come easy, but I now know that it was great training for my second career here at Grassfield Hall! A year prior to giving up my job as Cabin Crew we had bought a B&B in Harrogate, and after renovating it we found that we enjoyed the lifestyle, however the location wasn't right for our family, and it was far too hectic running it alongside my job. We talked about one day buying a B&B in a rural location and living there with my parents, and we imagined how that could be a better life for us all, but it happened a lot sooner than we anticipated as quite by accident we found Grassfield Hall.

So, the adventure started in the spring of 2010, we fought our way through foliage and for the first time we set our eyes upon the house that would change our lives. We fell in love with it instantly and from that minute, we knew it would become our family home!
