“The conversion of a commercial office building into housing is happening at 1105 Flats at North Hills at 1105 Navaho Drive.
“This used to be a hotel that we are now converting into one-bedroom apartments,” said Brandon Freas, who is part of a team transforming the 127 hotel rooms into rentals.
Freas says this project isn't free of challenges. City code requires a utility meter for each unit. Plus, developers had to create kitchens in rooms that weren't designed for cooking.
“We will also have a stovetop that sits on the counter to cook, and when they’re done they can put it away to save space,” Freas said.
Rents at 1105 Flats at North Hills will be between $1,145 and $1,400. The fair market rent in Wake County is $1,250, according to data from the U.S. Department of Housing and Urban Development.
Freas believes converting spaces like this will help bring down housing costs.”
