The national media continues to report home price increases. Many buyers are influenced by this narrative and have chosen to not enter the market. The reality is we are in a Buyers' Market in the Tampa Bay area. Price reductions are a data point which has not been reported, until now. The link below is to a summary of a WFLA News Channel 8 story on price reductions in Florida cities. Below is a market snapshot of Pinellas County Single Family Homes under $600K for June (MoM):
*Median List Price reported is not the original list price. Therefore, any price reductions are not reflected skewing the spread between Sales and List Price narrower;
*From May to June, price reductions have increased from 208 to 713 (242%);
*Inventory + months supply increasing + Sales easing = Buyers' Market
