Is Zillow's Zestimate your go-to when determining your home's value?

🔍 Three Reasons to Second-Guess the Accuracy of Zillow’s Zestimate When Determining Your Home's Value! 🔍

1️⃣ The Algorithm Game: Okay, so here's the deal: Zestimate's all about algorithms! 💻 It takes into account things like zip code, recent sales, and square footage. But guess what it misses? All those fab features and upgrades that make your home stand out from the other's in your neighborhood, i.e., your Premium private lot, Elaborate exterior hardscape with a pool, screened-in porch, or an outdoor kitchen? And hey, what about those flaws? You know, like having a ginormous lot, but 90% of it is on the side and front of the yard? Or maybe your home is situated next to a busy road? 😬

Your home's value is determined by...yes, your neighborhood sales, but more importantly, what your buyers find a value when they are comparing to other homes on the market.

2️⃣ Out with the Old, Inaccurate Data: Oopsie! Zestimate can be influenced by outdated or flat-out wrong info. Imagine if your home's square footage or the number of bedrooms and baths is listed incorrectly on public records. Guess what? That's also going to mess up the accuracy of that “trusty” Zestimate when determining your home's value. 💔

If you live in the Washington DC Metro, are you finding it tough to get your offers accepted?

The truth is sometimes, it is the nature of the market. But sometimes, it may be you. Here are some of the reasons your offer may not be getting accepted...

1) You're not being flexible on the closing date.

If your seller needs more time to move, be okay with a later closing date. It can make your offer more appealing and makes you at least *seem* like a laid-back, down-to-earth buyer, which, BTW, sellers love.

2) You're not being flexible with contingencies.

I recommend consulting with your agent on this, but in a hot market, a 'clean' offer may lead to better results.

3) You're not being responsive.

Buying a house can be first come, first served. Try to get in with your agent before the 1st weekend, and if you know you're going to write an offer, get it in asap. Don’t lose out because you weren’t quick to respond.

4) You're not willing to get your financing in order first.

A pre-approval, from a direct local lender, tells sellers, 'I'm serious and not here to play.' So get your lender all the documentation they need and in order FIRST, then make an offer that’s all buttoned up.

You can’t control everything, but for the things you can, you absolutely should. And in this market, the name of the game is flexibility, compromise, and preparation. Preparation = Success!
